Whilst we operate as a smaller ‘boutique’ advisory and development + project management firm, we offer a professional service equal to that offered by larger competitor firms. One of our competitive advantages is we provide a higher level of Director involvement and a close Client – Director relationship. Our success in achieving our clients’ objectives and needs is demonstrated by our reappointment or Client referrals to further projects.

For selected projects, in addition to acting as the Project Manager, Rains Project Management has been engaged as the Construction Manager on a ‘fixed fee’ construction management contract basis. Each project is unique and some projects are better suited to the construction management procurement method in lieu of engaging a builder with a traditional lump sum building contract.

QUALITY ASSURANCE                              

Rains Project Management operates a company wide Quality Assurance System in accordance with AS/NZS ISO 9001 – 2008. Rains Project Management is committed to delivering quality outcomes for our Clients. We ensure that all work carried out under our contracts is performed in accordance with the Quality Assurance System, is independently audited and where required, is administered by a qualified Quality Assurance (QA) officer. 

OCCUPATIONAL HEALTH & SAFETY                 

Rains Project Management OH&S management system is in accordance with

AS/NZS 4801–2001. Rains Project Management is committed to maintaining a safe working environment for all members of the project team. We operate an Occupational Health & Safety System which is independently audited. OH&S Audit Checklists must be completed and updated for each project. Site Hazard Identification Forms are also required to be completed prior to any Consultants or other Project Management team members working on site.

ENVIRONMENTAL MANAGEMENT SYSTEM

We operate a company Environmental Management System (EMS) in accordance with AS/NZS ISO 14001 – 2004. Rains Projects is committed to sustainable building practices. We are professional and experienced in our approach to sustainability. We have established systems to ensure your projects are effectively managed to produce the most efficient environmental outcomes.

Rains Project Management integrates it’s Environmental Management System under the Rains Project Management Quality System. As such all the required environmental review procedures are required to be completed prior to any activities occurring on the project.

Our Environmental Management System:

Identifies and assesses all relevant potential environmental aspects and impacts

Establishes the compliance objective, goals and targets of each impact

Operates hierarchy based control strategies to meet the compliance objective

Is regularly and systematically checked for effectiveness

Performance is regularly reviewed to continuously improve it

RISK MANAGEMENT

Rains Project Management has well developed systems and significant experience in risk management on projects. Risk management commences from the initial site assessment phase, through to the construction delivery phase. Our risk management framework for all projects is based on AS NZS 4360: 2004 – Risk Management which identifies a four (4) stage approach to risk management:

Risk Management Matrix

Risk information for each project and the application of the Risk Management procedures generates a risk management matrix which is evaluated and updated on a regular basis. Our Project Management Plans (PMP’s) and monthly reports include a section on the management of risk.
